One half of a long city
The Gold Coast runs about fifty kilometres north to south and the two ends do not have much in common. The northern half — from the Logan boundary at Ormeau down through the Coomera corridor to Helensvale and out to the canal estates — is newer, flatter, faster-growing and more heavily covenanted than anywhere south of the Nerang River.
The estate belt
Ormeau, Ormeau Hills, Pimpama, Upper Coomera, Coomera, Oxenford and Pacific Pines are growth-corridor housing on small to medium lots, most of it under thirty years old. The tree stock is a single planted cohort: tuckeroo, bottlebrush, leopard tree, lilly pilly, magnolia, and golden cane palm screening on every second boundary.
The recurring jobs are clearance work over roofs and driveways, golden cane clumps that have widened into fences, and figs planted too close to a slab. Those are mostly lopping and pruning jobs rather than removals, and the covenant position has to be checked first. The Coomera page goes into the covenant layer in detail.
The canal and golf estates
Hope Island, Sanctuary Cove, Paradise Point, Hollywell and Runaway Bay are water-frontage living, and the constraint there is access rather than approval — no vehicle route to the back garden, a revetment wall at the rear, and a body corporate committee to satisfy. Palms dominate the maintenance work across all of them: tidying cocos, Alexandra and foxtail palms before fronds and seed heads land on a pontoon or a pool deck.
The acreage fringe
West of the motorway the ground rises toward Guanaba, Maudsland, Mount Nathan and the Coomera Valley. That is genuine acreage — timbered blocks, gravel driveways, eucalypt forest and real fuel loads. Both the council overlay and Queensland's regulated vegetation mapping can apply, and land clearing out there begins with establishing what is legally available, not with a quote.
Wetlands and creek corridors
The Coombabah wetlands, the Coomera River and the Pimpama River corridors thread through the whole northern half, and their riparian margins are mapped under the City of Gold Coast vegetation management overlay. Blocks backing onto them frequently have a protected strip inside the title boundary.

Which suburbs count as the northern Gold Coast?
For working purposes: Ormeau, Ormeau Hills, Pimpama, Upper Coomera, Coomera, Oxenford, Maudsland, Guanaba, Helensvale, Pacific Pines, Gaven, Hope Island, Sanctuary Cove, Paradise Point, Hollywell, Runaway Bay, Coombabah and Biggera Waters. It is roughly everything north of the Nerang River and the Smith Street corridor.
Why do northern estates have more covenant problems?
Because they are newer. Releases from the late 1990s onward routinely carry registered landscaping covenants and development approval conditions requiring specific trees to stay. Older suburbs further south were subdivided before that was standard practice, so the only constraint there is usually the council overlay.
Do you cover the acreage out toward Guanaba and Maudsland?
Yes. That country is a different job to the estates — larger blocks, timbered, steeper, with long gravel driveways and real state vegetation mapping on some parcels. Clearing and hazard tree work out there is quoted on access and on what the mapping allows, not on tree count.
