One council, very different jobs
Everything below sits inside the City of Gold Coast local government area, so the planning scheme and the vegetation management overlay are the same wherever you are. What changes completely is the ground you are standing on.
The coastal strip from Main Beach to Coolangatta is dune sand with salt-laden onshore wind and a cyclonic wind region rating. The canal suburbs behind it — Broadbeach Waters, Mermaid Waters, Clear Island Waters, Hope Island, Runaway Bay — are reclaimed land where the back fence is water and access is measured in barge or crane reach. The central corridor at Southport, Nerang and Robina is a mix of older housing on clay and newer estates. The hinterland fringe at Mudgeeraba, Nerang, Tallai, Gilston and the valleys is steep, timbered and heavily overlaid. The northern growth corridor at Coomera, Pimpama and Ormeau is new housing with covenant trees and small lots.

Yes. The pages below are the suburbs where the local conditions are different enough to be worth writing about. Coverage is the whole City of Gold Coast, from Ormeau and Pimpama in the north to Coolangatta and Bilinga on the border, and inland through Nerang, Gilston, Tallai, Bonogin and the valleys. Ring and say where you are.
Does the council rule change from suburb to suburb?
The council is the same — City of Gold Coast — across the whole city, so the rules are uniform. What changes is whether your particular lot is inside the vegetation management overlay, and that varies street by street, not suburb by suburb. Coastal dune systems, creek corridors and the hinterland fringe are the areas most often caught.
Do you charge more for outlying suburbs?
Travel is a factor but it is a small one compared with access and what sits under the tree. A straightforward removal at Ormeau and the same tree at Elanora price similarly. A tree over a canal at Hope Island and the same tree on an open lawn at Nerang do not, and that difference dwarfs the travel.
